The following are the answers to our most commonly asked questions!

Q: What kind of land do you have available?

We specialize in land that is vacant and undeveloped. Some of our properties may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors have different needs.

Q: Why are the properties discounted so much on this site?  Wouldn’t you just keep the best deals for yourself?

Our inventory is discounted between 40% – 80% below market value. We’re able to provide these properties at these prices through a sophisticated marketing system that helps land owners sell their property fast, for cash. Each situation is different as to why these owners decide to sell but whatever the reason, serves them by providing a way to exchange their unwanted land for liquidity… which is a win-win.

Think of us like the “CarMax” of land – when you sell your car to CarMax, they can’t offer full-market value but people still sell to them all the time! CarMax will then turn around and sell these same cars to their customers. Our business model is structured very similarly, except for us, we always continue to sell beneath market value because we want to promote land ownership and make it accessible to everybody.

Q: How are the properties on this site different from ones I’d find on the MLS?

Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale.  We work directly with the homeowners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.

Q: Are you an agent that lists land for sale?

Another great question! Jaren Barnes, Our Founder, and CEO is a licensed broker in the State of Indiana (his license number is: RB15001125). He isn’t however, licensed in the state of Florida and all of the properties we have for sale are purchased and owned by prior to them being listed for sale.

Q: Can I use bank financing to buy these properties?

We work with investors who buy in many different ways. However, it’s very difficult to get bank financing on vacant land, so our financing options will most likely be the best option for you. That said, if you are pre-approved with a bank we will consider all offers.

Q: How are you able to sell real estate via credit card?

The credit card processor that services, Heartland Payment Systems, is the only credit card processor that has uniquely created a merchant I.D. specifically for resalers of vacant land. Therefore, we’re able to take payment through any major credit card such as Visa, Mastercard, Discovery and so on!

Q: How do I make an offer on a property?

Simple! On our Properties Page, you simply click the “Buy Now” button under the property listing and follow our system’s check out process. That’s it!

Q: How often do you add a new property to the site and notify the Buyer’s Club?

We add new properties to our inventory ALL the time! You’ll want to make sure you bookmark our Properties Page and check back often as our inventory tends to sell very quickly.

Q: Do you charge any additional fees?

Nope! All closing fees are handled by us in-house, so the price you see will be the final price you pay at check-out. Now that said, if you choose to finance, we do typically charge a slightly higher purchase price then if you paid cash.

This is so we can handle the extra risk of allowing you a few years to pay off the property and it also helps us cover loan origination and management fees – this doesn’t affect you much though – just pay the listed down payment and the property is yours!
